Vademecum

1. Fees 

A guaranteed minimum fee, IVA inclusive, to pay in advance on three-month base, proportional to the shop surface. A varying fee depending on the net IVA sales, for the surplus respect to the yearly fixed fee. The payment have to be done in advance, on three-month base. 

2. Storehouses 

At the basement storehouses of different measures are available, for which an yearly fee have to be paid.

3. Updating mechanism 

The fee regarding to the minimum guaranteed and the storehouses are yearly updated on the base of some airport indicators trend and on the ISTAT rate fluctuation.  

4. Consumption

Direct consumptions: Electricity and water are in charge to the sub-concessionaire and the computation of the due amount is thanks to the deduction meters available in every shop.
Common consumptions: as heating, air conditioned, rubbish, security and lighting, are computed on the base on the surface used, by a millesimal calculus.

5. Insurance 

The drawing up of insurances for covering risks is foreseen 

6. Warrants 

A fidejussion is required, valid over 6 months after the expiration or the resolution of the sub-concessionaire. This caution is proportional to the minimum yearly guaranteed fee. 

7. Minimum shops opening hours 

All the week, holidays inclusive, from 6.00 to 20.30, to coincide with the arrival and departures of scheduled flights. In Summer and Spring time opening hours could have been changed in dependence of scheduled flights. The opening hours changes also if the shop is located on the Land Side or on the Air Side or according to the service supplied (Retail o Food & Beverage). It is compulsory to exhibit the opening hours.

8. Accounting

The sub-concessionaire has to take a specific accounting regarding the activity carried out in the airport sedime and it has to transmit periodically to Geasar SpA the sales figures.  

9. Human resources 

The sub-concessionaire is obliged to obey to all the law disposals regarding pay, travel insurance and security. Especially, it will have to communicate Geasar SA the number of the staff and the contract used, as the CNL provides. 

10. Authorization 

Geasar SpA owns a “Provvedimento Autorizzatorio Unico del Comune di Olbia” that provides the commercial areas, but the sub-concessionaire has to provide itself with the authorization regarding the own commercial activity.

11. Documents   

In order to transmit ENAC the necessary communications it is necessary to attach the following documents: Charter and Constitutive Act, Original Certificate of the inscription of the Chamber of Commerce Executive project; Electric/mechanical/special Systems project; Fire Conformity Declaration.
